You have my sympathy with the flood Sam.
I've been the victim of several over the years...not fun!

The worse started when a kitchen boiler thermostat gave up the ghost and continued boiling the water after my wife ran a bath. The water in the pipes evaporated and turned to steam which caused pressure to build and blew the pipe off the toilet overflow.
I'm stood in the kitchen staring at a thermonuclear boiler meltdown (the casing was literally changing colours in front of my eyes) when a waterfall appeared from the opposite corner of the kitchen directly below the upstairs toilet.
I didn't know whether to call the fire brigade, or a life guard!

Tip: Get a mate in the building trade to submit two massively overinflated work estimates (his and another builder friend). The insurance company always goes for the lower estimate. They like to have a choice.
Get the work done by your builder mate and split the difference with him.

Our house flooded last Christmas. We had a ridiculous amount of rain and since it NEVER rains here the drains were all full of dirt. And all of our Christmas presents got ruined.

Right Track, that sounds like a darn good insurance company tactic...I'll be sure to keep that in mind should I ever run into the need for it...hopefully I don't!

Yeah...I always wanted a basement as a child, but no dice.

Got dry socket after a tooth extraction. With the help of an artificial clot and some hydrocodone I am feeling better.

Found out today that my sister's been priced out of the property ladder, meaning she's gonna move into the family's place with her boyfriend. Two more mouths to feed there then.

On top of that, I got a letter this morning telling me I'd lost my £200 deposit on my old flat because of a couple of beer stains in the carpet.

Funny old day.

If it's any consolation, even if you got Merry Poppins in the day you moved out they'd find some reason to keep your money. I was charged a tenner for 'windowsill damage' - seems I was never allowed to lean on it after all.

Yeah, I should've known something was up when they fined me for sitting in my chair

Ridiculous bunch of people I paid rent to. And I'll probably be getting another one of their flats in September too. Oh well, I'll learn someday.

go through the flat when you get there with a camera and take a film inventory of all the shit that looks bad, no matter how insignificant it seems.

i know a lot of times landlords will send you the bill for damage without actually repairing the stuff that needs fixed...easy way to screw the next people that live there.
